Identify whether the deck is bare wood, previously stained, painted or sealed. A compatible maintenance coat is different from removing a failing opaque coating. Send close-ups of peeling, gray fibers and high-wear areas.
Cleaning, Drying and Surface Preparation
Preparation may involve ordinary cleaning, light sanding or other product-compatible steps depending on condition. Power Washing is a separate service and should not be assumed automatically. Wood should be dry enough for the selected finish according to product guidance.
Transparent, Semi-Transparent and Solid Finishes
Different finish categories change how much grain shows and how future maintenance works. NY-GoodHome does not impose one coating system or copy a market reference’s warranty. The final product should match the existing substrate and desired appearance.
Boards, Railings and High-Wear Areas
Horizontal walking surfaces, rails and vertical skirt/trim can weather differently. The scope should identify exactly which surfaces are being coated. Loose boards or deteriorated rails should be repaired before finish work hides the condition.
Weather and Drying Conditions
Exterior coatings require suitable temperature, moisture and rain-free windows according to product instructions. The site should not promise a fixed completion schedule independent of weather.

Before Staining/Finishing Is Scheduled
Provide approximate square footage, railing length, wood species if known and the brand/type of existing coating when available. Photograph shaded and sun-exposed areas because wear can differ. State whether cleaning, sanding or prior coating removal is expected. Any rotten boards, loose rails or structural movement should be repaired first rather than hidden by a fresh finish.
