Cracked, Spalled and Deteriorated Concrete
Photograph the full element and the depth/pattern of damage. A surface spall is different from a recurring structural crack or settled slab. The site should not diagnose structural safety from photos.
Brick, Mortar and Stone Repair
Loose mortar, cracked brick or damaged stone can be localized or part of broader wall deterioration. Matching historic masonry and repointing systems can require specialist materials and techniques.
Steps, Landings and Small Exterior Elements
Small private steps or landings still have safety implications. If movement, severe cracking or foundation failure is present, ordinary patching should not be presented as adequate.
Moisture, Settlement and Recurring Damage
Repeated cracking or efflorescence can signal water or movement. Repairing the surface without addressing the cause may fail. NY-GoodHome does not claim waterproofing or geotechnical diagnosis.
Cosmetic Patch vs Structural or Facade Repair
Façade work, structural repair and Local Law-related scope are specialist areas. The page must not imply those services or compliance work.
NYC Sidewalk, Facade and Permit Boundaries
Related private hardscape uses Hardscape Installation & Repair, porch work uses the blocked porch page, stucco uses Stucco Repair, and foundations remain blocked. Use Contact only for preliminary private-property scope screening.
Before Masonry Scope Is Considered
Provide the exact material, affected area dimensions, height from grade and photos showing both the close damage and the whole wall, step or slab. State whether cracks are growing, whether pieces are loose, and whether water or settlement is recurring. Public sidewalk, façade, retaining-wall and structural work must be identified immediately because those scopes cannot be treated as ordinary patch repair.
Parts of this project may require a licensed, structural or specialist provider. The page keeps those boundaries explicit.
